Trata-se de um projecto em fase de estudo que será proposto a um grupo de investidores.
Com o objectivo de seguir por empreitada global.

Terreno com a area de 70m por 50m. O terreno está numa esquina, apresenta os 70m na rua principal.


Hotel deluxe 4* / business hotel.
Edificio deve ser projectado para 4 pisos, possivelmente na fase inicial serao apenas construidos 2 pisos (ground floor + 1st floor + 2sd floor), a fase seguinte poderá acontecer num periodo de 5 anos.

O Ground floor nao deve ter quartos e deverá ter areas de ginasio, restaurante, lavandaria, piscina, etc. Os pisos 1 e 2 deverao ser apenas de quartos.

- A 1º fase do projecto, dois pisos, deverá resultar em aproximadamente 40 quartos standards e 20 quartos executivos.

- A 2ª fase poderá seguir por ter mais quartos no 3º e 4º piso, ou seja duplicar a capacidade da primeira fase, ou podera ser orientado para escritorios “open space” dependendo da procura do mercado.



Orientaçao do sol e mapa com localizaçao geografica:
a ser partilhada em mensagem particular.

Clima: quente e humido, tropical. No verao temperaturas chegam a 42/43ºC, no inverno a temperatura minima ronda os 16ºC

Site Design –
The Architect is responsible for site planning, analysis of site, its constraints and opportunities. Before firming up design, the Architect must consider-
1.Visibility and Accessibility– Consider road access and surrounding street patterns.

2.Surface Conditions– Analyse terrain, vegetation, existing buildings and roads and environmental constraints.
3.Sub Surface Condition– Confirm location and underground utilities, height of the water table, bearing capacity of the soil, existence of environmental hazards etc.
4.Regulatory restriction– Height restrictions, parking requirements, highway restrictions etc.
5.Site Character– Describe qualities of the site such as surrounding uses and views.
6.Orientation- for Sunlight
7.Adaptability-Potential for future development
