Edição em um template/plugin do wordpress

i have a custom theme: wpresidence

What i need to customize:
3 Things:

1 - There are map pins for the properties added, that shows the exact address that i've inserted when i register a new propertie.
What i need: i need the map to show a pin, and a cluster to show the
approximate location of the propertie, so the normal users will now where the propertie is approximate but not exact where they are.
Ex:http://www.casabrancanet.com.br/imovel/sobrado-residencial-venda-condominio-fazenda-imperial-sorocaba-sp/SO3528 (see the location in the map, its a "cluster")

2 - My wordpress theme is wpresidence, they have custom taxonomies to search/pin.
I can assign a custom action taxonomies to a propertie like "sale", "rent" the problem is that if i have a propertie listed in "action" and "sale" at the same time, the propertie wil show in just one search, or in "rent" or in "sale" and not in the both actions.
Why do i need that? because i have properties for "sale" and "rent", what come first, so i need these properties to be listed with the other "just rent" properties and "just sale" properties.

3 - I need to show the whatsapp button, that are always on my site, just when i scroll down the site.
