We are seeking a highly skilled professional designer or presentation specialist to create two distinct yet complementary real estate investment brochures for a residential development project located in Fort Myers, Florida. It is crucial to understand that this project is not for traditional real estate sales brochures marketing individual units. Instead, the objective is to present a private, project-level investment opportunity to potential investors.

The scope of work includes the development of two key documents:

1.  A 2-page investment summary: This brochure is intended for initial contact with potential investors. It must provide a clear, concise overview of the project, highlight target annual returns (expected to be between 7% and 9%), and explain the fundamental investment structure.

2.  An 8-page full investment brochure: This more comprehensive document is designed for follow-up discussions with interested investors. It should offer a deeper explanation of the investment thesis, detailed investment structure, planned use of funds, strategies for risk management, and a clear exit strategy.

Investor capital will be deployed at the project level and structured through a Mortgage Note, which will be secured by the underlying real estate. The emphasis of these materials should be on capital preservation and predictable yield, rather than speculative upside.

Both brochures must maintain a consistent visual identity, use uniform terminology, and convey a strong institutional tone. The design aesthetic should be clean, financial, and professional, akin to private investment or real estate credit presentations, rather than lifestyle or unit-based marketing materials.

The final deliverables are required to include fully editable source files (e.g., Adobe InDesign) and high-resolution, print-ready PDF files for both brochures.
