Mobile App develop

"An app for landlord to manage the monthly payment from tenant and for tenant to request maintenance.
1. Choose to be tenant/landlord/property agent
2. Sign in using facebook or gmail or create account
3. Optional to key in passport or ic number (Malaysian) and state that it is for the use of tenancy agreement

Landlord/property agent will create a property listing which already rented and fill in detail such as
- property address
- category
- house current image (up to 6 for free, with payment of usd1, can open up to 15)
- time frame for each payment/slot of payment
- grace period (default 7 days)
- extract /key in landlord and tenant and agent contact from phone book
- tenancy starting date, expired date using calendar system
- security deposit and utilities deposit amount
all these can be edited any time but if after step 6 verification, draft editing can only be done and agree by both party.

5. Auto generate sample tenancy agreement for signing in app and be able to print out (pdf file)

6. Landlord or agent will need to send an invitation to tenant via app notification or email ( for agent, will need to be accept by landlord and tenant) to start a conversation room and verified the tenant.
Tenant have to install the app and confirm himself as the tenant in order for owner to start the conversation box. All msg will be recorded in the conversation.
- Both landlord, tenant need to have the app to start the conversation.



- Each month 7 days before the tenancy date, a reminder will be automatic send out for both landlord and tenant. Tenant require to take a picture of the prove he/she have make the payment using this app and will be automatic recorded in. Once picture is taken, reminder will be shut off.


Landlord is required to check the notification and confirm the tenant had bank in and update the changes to paid, then landlord reminder will be shut off. Reminder will send 7day before and on the date itself of the tenancy date with a message stated is always better to pay ahead to avoid penalty.

- Agent only will receive reminder if exceed the tenancy date
- once exceed the tenancy date, reminder will be send out by 1st , 4th, 6th,7th day after the tenancy date ( 7th is the last grace period) after 7th day, a warning letter and notification will automatic send out to tenant via email and in app each days after grace period ( 7 days after tenancy date). Landlord can choose to send out personally using pre template sms/ whatsapp.
- The warning letter will include the late charge tenant have to pay each day with accumulation.


Late charge is calculating by (rental/30x50%xnumber of day late paying)

- if exceed grace days, agent will step in and solve the problem or have to take action offline and remove the tenant from the property.

- 2 month before the tenancy expired, a notification msg and email will send to 3 party to remind them whether want to extend the agreement or vacant the unit. Button of choice will be given to tenant, if the tenant click not continue, agent will receive the notification and ready to find new tenant for owner.
- Agent will have a calendar book to manage the tenant and owner listing and also a list of each month unit that are to be vacant so that he can find the new tenant.



-First 2 listing create by owner will be free of charge, 3rd and above, each have to charge usd 1 per month with a cap of 30 usd per month.

- If the house have problem, example pipe leakage, electric appliance spoilt, tenant can send a request via conversation box to landlord with photo.
- Landlord can choose to hire vendor from outside or request agent help.

- Landlord can summit a request using a button that request agent to help him collect rental every month. If so, an e-wallet system is will replacing the original system, tenant have to pay monthly income to the e-wallet system, once system receive the money, will transfer to owner 95% and 4% to agent and 1% as service charge.
