Virtual Assistant Needed – Property Research & Subleasing in Rio de Janeiro

I’m looking for a resourceful, results-driven VA who can effectively find a profitable property while saving me time. The job I to help me find at least one sublease-friendly property in Rio de Janeiro, Brazil for use as a short-term rental (Airbnb). The ideal candidate will have experience in real estate research, short-term rental analysis, and property negotiations and must be fluent in Portuguese to communicate with local landlords, agents, and property managers.

Key Property Requirements:
    •    Location: Ideally near Copacabana or Ipanema beaches (tourist areas, not near favelas).
    •    Budget: Maximum R$5,000/month (including rent, HOA, and property taxes).
    •    Profitability: Property must have a projected annual revenue of at least 1.75x the total annual cost (rent + HOA + taxes).
    Amenities:
    •    Required: Air conditioning, fast WiFi, and washer/dryer hookups.
    •    Preferred: Pool
    •    Size: The more bedrooms and bathrooms, the better, as long as it meets the 1.75x profitability requirement.
    •    Condition: Must be in good or great condition—no major repairs needed.

Research Methods:
    •    Use AirDNA, Airbnb Google Chrome extensions, or similar tools to analyze short-term rental revenue potential.
    •    Compare similar properties currently active on Airbnb in the targeted neighborhoods.
    •    Contact landlords/property managers and condominium associations to confirm sublease permissions and negotiate terms.

Project Completion Criteria:
The project is considered completed when at least one property is secured under a signed agreement with the landlord and the condominium association or we exhaust all viable options and determine Rio is not feasible with the criteria above.

Payment Terms:
    •    Fixed project rate (please provide a quote).
    •    50% upfront payment to start the search.
    •    50% final payment upon project completion.
