Remote in Colombia | Full Time | Accountable Home Buyers Inc.
We renovate and resell residential homes in Chicago’s suburbs and need an experienced bilingual construction operator—not a general administrative VA. You will independently coordinate scopes, contractor selection, materials and field execution while escalating approvals and technical uncertainties.
Role responsibilities
• Create room-by-room scopes, labor and materials estimates, quantity takeoffs, budgets and renovation schedules; document assumptions and separately price labor versus materials.
• Find, vet, reference-check and negotiate with Chicago-area GCs and trades; compare itemized bids, keep a contractor pipeline and hold weekly progress check-ins.
• Plan approved Home Depot, Menards and Amazon orders/deliveries; confirm quantities and match Ray’s Roofing lists based on Hover reports with roofing contractors.
• Track village registration, permits and inspections and help Spanish-speaking contractors with paperwork; contractors remain responsible for obtaining their permits.
• Plan Alan’s paid-per-stop field visits for renovations, potential purchases, contractor meetings, municipal visits, measurements and video inspections; use onsite time only when remote work will not suffice. Send next-day route/tasks by 3 p.m. Chicago time.
• Use
Monday.com, CompanyCam, Asteroom tours/2D plans and live video to verify property conditions and measurements; track quality, milestones, costs, materials, change orders and issues requiring owner approval.
Required qualifications
Colombia-based (Medellín/Bogotá preferred); fluent spoken/written English and Spanish; 3+ years of residential renovation estimating, construction coordination or project management; proven personal work on scopes, takeoffs, material lists, schedules and contractor bid reviews; confident spreadsheets and remote tools; reliable Chicago-hours availability. U.S. Remodeling/fix-and-flip experience is strongly preferred.
Compensation and schedule
$10–$13 USD/hour, based on verified experience; 40 paid hours/week. $200 retention award after 90 satisfactory days. Eligible for $50 when a properly vetted contractor starts an approved job and another $50 when that job meets agreed quality, budget and schedule criteria; up to $300 quarterly for portfolio results. All bonuses subject to documented approval.
Monday–Friday, generally 7 a.m.–4 p.m. Chicago time (including a one-hour unpaid break); occasional agreed, separately paid brief weekend tasks.
How to apply
Submit your resume, written answers to all seven questions, the bilingual on-camera video and two professional references. Record a genuine on-camera video of at least five minutes answering all seven questions in English first, then all seven in Spanish; show your face and use your natural voice (no AI avatars/voices/backgrounds).
Provide two verifiable professional references (ideally former construction managers/owners/clients), with relationship, company, dates, business contact details and permission to contact.
Seven questions (answer in writing and both videos):
1. Which residential renovation or flip projects have you personally managed?
2. How would you prepare a room-by-room scope, labor estimate and material takeoff using CompanyCam, Asteroom and field measurements?
3. How would you find, verify, reference-check and negotiate Chicago-area contractors?
4. How would you schedule Alan’s paid-per-stop work across jobs, possible purchases and village visits while minimizing avoidable trips?
5. How would you operate
Monday.com, photo/tour records, contractor calls and live video to control several projects?
6. What would you do if your selected GC were late, over budget and delivering poor work?
7. How would you resolve and prevent inaccurate, unapproved or over-budget material orders?
What to expect in your first 8 days
Your first eight days (Monday to Monday) are spent on two real properties. We supply CompanyCam photos, Asteroom tours/2D plans, sample contract, scope/estimate worksheet and materials lists; start outreach immediately. For EACH property, draft the scope/estimate and select two top vetted GCs by Friday. Schedule both to tour with Alan in contractor-selected two-hour windows; give Alan printable scopes. Personally review the entire scope and contract with each GC in English or Spanish (FaceTime, WhatsApp or phone) and secure consent-based one-minute introductions. Press GCs to uncover and price potential change orders BEFORE bidding: inspect attic/roof-deck plywood, soffits, patio, plumbing, electrical, refrigerator water lines and hidden risks. Verify two former-customer references, 50+ before/after photos, applicable licenses, insurance, bonding, workers’ comp, additional-insured coverage and village permit eligibility per GC. By Day 8 (Monday), present two negotiated best-and-final itemized bids per property covering all requirements and foreseeable extras, plus your recommendation.
