We are seeking a highly organized and trustworthy Remote Operations Specialist to serve as a central hub for our property management company, overseeing approximately 300 units in Columbia, SC. This high-volume, high-trust role will act as a critical operational buffer, streamlining communication and tasks between tenants, property managers, our in-house renovation crew, third-party remodeling subcontractors, and various vendors. The goal is to free ownership to concentrate on strategic initiatives and capital management.

Core Responsibilities:
*  Maintenance Dispatch: Manage tenant inquiries through multiple channels, accurately triage urgency, schedule 4-hour service windows, coordinate lockbox access for crews, and conduct satisfaction follow-ups.
*  Procurement: Execute daily material orders, primarily through Lowe's Pro, meticulously track all receipts for accounting purposes, and develop detailed SKU lists for subcontractors.
*  Vendor Management: Identify and source 4-6 specialized vendors (e.g., HVAC, electrical), follow up daily to obtain quotes, and provide informed recommendations to the owner.
*  Subcontractor Management: Handle daily dispatching of external crews, requiring fluent communication in Spanish. Manage the full onboarding process, including W-9s, ACH setup, and WhatsApp communication. Verify time tracking for accurate billing.
*  In-House Crew Coordination: Provide daily routing and live updates to our internal maintenance lead, and manage emergency rescheduling as needed.

Must-Have Requirements:
*  Languages: Native English proficiency is essential for daily US calls. Fluent Professional Spanish is required to handle complex subcontractor disputes and site details with precision and nuance.
*  Hours: Availability from 5:30 am or 6:00 am to 3:00 pm us eastern, monday through friday. This morning dispatch window is non-negotiable.
*  Location: This is a remote position, with a strong preference for candidates located in Latin American time zones (e.g., Mexico, Colombia, Costa Rica, Panama, Argentina, Chile).
*  Experience: A minimum of 2-3 years of proven experience in property management operations, dispatch, or construction administration.
*  Skills: Demonstrated ability to manage 15+ active communication threads simultaneously (SMS, WhatsApp, calls) using repeatable templates. High level of trust and discretion for handling sensitive financial data.

Strongly Preferred Qualifications:
*  Experience with AppFolio or a comparable property management system (PMS).
*  Familiarity with common US construction terminology (e.g., Sheetrock, P-trap, breaker panel, eggshell paint).
*  Prior experience managing US-based subcontractors remotely.
